Freshwater Group Ltd, have a property portfolio of approximately £2 billion and have a vacant property in central Cambridge on Hills Road. Endurance Estates has been appointed to carry out an evaluation of the site’s development potential and then implement the obtaining of planning permission and organising the development. The site comprises approximately 10,000sq.ft of offices formerly occupied by General Accident Insurance and having been constructed in the 1960’s was found to have a High Alumina Cement (HAC). A report was commissioned to see how this could either be contained or removed.

The Freshwater Group hold the property through a 50 year long leasehold basis and a new lease is being negotiated with the College landlord. Endurance Estates is being rewarded for its efforts by way of development management fees throughout the process linked to achieving certain milestones, and a performance related basis linked to the letting of the property. The property once completed will be retained as a long term investment by Freshwater Group and their subsidiary Daejan (Cambridge) Ltd.

Endurance Estates will work either on an hourly rate basis or on a fixed fee for landowners, banks and other institutions in providing and implementing and completing a property strategy.
